THE CHALLENGE

K.O.K were appointed as Principal Designers on the £1m 11 York St. Office Refurbishment for Avison Young in order for them to move their offices to this location in Manchester’s City Centre. The works involved the fit-out of the existing open plan office space to provide new office accommodation, meeting rooms, flexible working space and staff kitchen facilities, including associated works to building services.

KEY CONSIDERATIONS

Being in the city centre of Manchester, the main challenge was access and traffic restrictions – one-way systems were in place on adjacent streets along with parking restrictions. It was important that the PC organised and timed the delivery of materials swifty and at periods in the day that would not severely disrupt or inconvenience traffic in the area.

Additionally, 1 of the 3 passenger lifts were designated as a contractor lift whilst there were no goods lifts at the property

THE OUTCOME & RESULTS

The project was completed safely and successfully with a stunning aesthetic and practical and innovative use of the office space.
